Instead, incorporate a shelf in your bathroom.

Multiple choice: A) Full renovation B) Quick renov Multiple choice:
A) Full renovation
B) Quick renovation
C) No reno – sell as is

✅ We went with Option B.

With my help and expertise, I was able to guide my clients on exactly the right type of renovation to do — one that added value without overcapitalising.

This was crucial because they were about to take the property to market, and every cent mattered. The goal wasn’t to make it perfect, it was to make it profitable.

Without proper advice, they were on track to spend money on things that simply wouldn’t have translated into a higher sale price.

👉 This is why I always say: the right renovation is a strategy, not a guess.

In my opinion, this was a very successful consultation — and one that will pay off at sale time.
Buying your first home is not always as simple as Buying your first home is not always as simple as it seems.

Did you know that if you buy a unit under 50 square metres, the bank may treat it as a higher-risk property, which can directly affect your lending?

And did you know that buying in a serviced apartment building can also impact both your finance approval and your eligibility for the First Home Owner Grant?

As a valuer with over 20 years’ experience, I know exactly what does and does not trigger a risk rating on a property and what can and cannot affect your lending.

This is why a pre-purchase consultation before you buy your first property is one of the best investments you can make. I sit down with you, guide you through the process, and make sure you understand the risks before you commit, so you are not blindsided later.

Right now, I am helping a first home buyer who is facing a devastating situation. The unit she purchased is only 30 square metres. Because of this, the bank now requires a higher deposit, and she no longer qualifies for first home buyer concessions. She is facing stamp duty she never expected to pay and may not even be able to proceed with the purchase.

All of this could have been flagged before she signed a contract. Even if she chose to proceed, at least she would have done so with full knowledge, not nasty surprises. Or she could have walked away and purchased a property that clearly qualified for the first home buyer scheme.

Helping buyers navigate the uncertainty of real estate in a professional, informed way is exactly why I do what I do.

As I said in the video - share this with someone who needs to hear it. It could save them from the heartbreak this first home buyer is now facing.

I’m qualified to complete TAX depreciation schedul I’m qualified to complete TAX depreciation schedules and I’m so much more than just a valuer. I’m also a registered TAX agent. That makes me uniquely qualified to help you.

So who better to prepare your TAX depreciation schedule for your commercial or residential property?

If you own and work from your premises, whether it’s held in your super, a company, or your own name, your property may qualify for depreciation.

Only properties used for income-producing purposes qualify. If you’re unsure, send me a message. Give me the address and I’ll look into it for you and estimate how much you could claim.

With the cost of living so high and people paying record amounts of tax, this is a legal deduction many don’t even know about. A TAX depreciation schedule is where I can help.

Let me prepare it for you. It’s 100% tax deductible and can be used year after year for the life of the investment. You only pay for it once.
